Using CCTV Legally In The UK

When installing CCTV, it is advisable to comply with the UK’s Surveillance Camera Code of Practice, updated in 2021. Your local authority will also be able to provide guidance as to the correct use of security and surveillance equipment under their jurisdiction. Both will outline principles designed to ensure that CCTV is used fairly, proportionately, and transparently.  For businesses, landlords, and managing agents, following these guidelines isn’t just about avoiding legal issues. It’s about building trust with the people who use or visit your property.

Under the Data Protection Act 2018 and the UK GDPR, if your CCTV captures identifiable individuals—even incidentally—you are considered a data controller and must manage the footage accordingly. This means making the purpose of surveillance clear (for example, crime prevention or safety monitoring), displaying appropriate signage, and ensuring footage is only kept for as long as necessary. Retention policies should be documented within your organisation, and recordings must be stored securely with access limited to authorised personnel.

Placement is also critical. Cameras should solely focus on areas relevant to your block or building’s security needs, avoiding unnecessary intrusion into private property or spaces. People reasonably expect privacy, and have the right to a personal and family life.

It’s equally important to plan for Subject Access Requests (SARs)—where individuals ask to see footage that includes them. You must be able to locate, review, and, if appropriate, provide a copy of the footage within a set timeframe, often 30 days. Responding to SARs requires an organised storage and retrieval system, as well as staff who understand the legal process.

Do I need permission to install CCTV on my site?

In most commercial, blocks and public spaces, you can install CCTV for legitimate security purposes, provided you follow the Surveillance Camera Code principles and data‑protection duties. That typically means being transparent about why cameras are used, positioning them proportionately, displaying signage, and defining how long footage is kept. We’ll guide you through these points and document decisions so you’re comfortable and compliant.

How many cameras do I need—and where should they go?

The “right” number is the fewest that achieve your security outcomes. We focus on entrances, choke points, high‑value areas, and any locations that generate complaints or losses. Good placement, height and angle often matter more than sheer quantity, and we’ll design with existing lighting and privacy in mind to capture clear, actionable images without overspending. 

Can I view my cameras remotely?

Yes. Most systems we install include secure remote access, allowing authorised users to view live and recorded footage on a phone, tablet or desktop. We’ll set user permissions so site staff, managing agents and contractors only see what they need, and we’ll harden settings to keep access secure without making everyday use a chore.

How long should we keep recordings?

Retention depends on risk, incident patterns and storage capacity. Many property managers choose between 14 and 31 days so that weekends and reporting cycles are covered, but some high‑risk sites keep longer. We’ll help you balance evidential needs with data minimisation, and we’ll configure automatic overwriting so your system stays compliant and maintenance‑free. 

What happens if the power or internet fails?

Recorders are designed to resume automatically after power returns, and we can add an uninterruptible power supply (UPS) to bridge short outages cleanly. For remote access, if your primary connection drops, systems keep recording locally on temporary or remote sites using 4G/5G connectivity.

Do you offer temporary or hire CCTV for building projects?

Absolutely. We provide rapid‑deploy, temporary CCTV with standalone power and cellular backhaul for construction and refurbishment projects. It’s quick to install, easy to relocate as the site evolves, and can be removed or converted to a permanent system once the build completes, keeping your project protected from day one.
